Zaiton Satay operates from Adam Road Food Centre serving traditional Malay satay from 3pm to 10pm daily, positioning themselves as one of two Malay satay stalls in the hawker centre and earning recognition as the better of the pair according to customer comparisons. The 70-cent per stick pricing with ten-stick minimum creates accessible entry for families and groups, while the choice between beef, mutton, chicken, and the less common fish satay provides variety beyond typical poultry-focused offerings.
The satay arrives marinated and grilled, served with sauce carrying strong peanut aroma that defines quality satay dipping. The sticks themselves earn praise for being big and flavourful, suggesting generous meat portions and proper marinade penetration that creates taste throughout rather than surface seasoning alone. Beyond satay, the stall offers gado-gado for vegetable lovers, plus traditional sweet treats like lopes and jemput-jemput fried fritters that provide nostalgic flavours rarely found outside Malay hawker stalls.
The afternoon to evening operating hours make Zaiton Satay a teatime and dinner destination rather than lunch option, fitting the traditional pattern where satay serves as afternoon snacking or evening meals. The outdoor seating at Adam Road Food Centre allows groups to linger over their satay rounds without indoor stuffiness, particularly pleasant during evening hours. The cash-only policy reflects traditional hawker operations pre-dating digital payments.
Reviews indicate mixed but generally positive reception, with the stall earning inclusion in guides covering Singapore best satay destinations. The halal certification through the food centre environment makes it default-accessible to Muslim diners. For those exploring Adam Road Food Centre comprehensive Muslim food offerings, Zaiton Satay provides satisfying satay that complements the noodle, rice, and speciality stalls that have made the hawker centre a destination for those seeking quality halal hawker food.

Bought 10 sticks of satay ayam and waited for 40 minutes. I was given a Retekess pager and asked to wait. After another 20 minutes, the lady said to wait for the pager to beep. When I returned after a total of 40 minutes, the lady claimed she had called for me but the Retekess wasn't working. It was a waste of my time for just 10 sticks of satay. Zainon, please buy a new Retekess.

Meant to eat Pondok Satay but the stall was closed. Decided to give Zaiton a try since the purpose of visiting this place was to eat satay.
Ordered both Chicken and Beef as mutton was unavailable.
Very long waiting time, felt like I was waiting for my order from Haron Satay.
Taste-wise, only the beef satay was acceptable. The chicken tasted off and the meat seemed to be of the minced type.

I ordered the satay for takeaway. I'd usually wait to see the satay being grilled so I know it's a fresh batch for the day. The satay turned out leathery and lukewarm. I thought the sauce was too spicy. The ketupat was fresh and firm.

The chicken satay was very good and the wait time was a bit small. However, upon ordering the mutton satay, about half the meat was fatty, but the wait time was average.

Ordered 20 sticks of satay for dine-in and waited for an hour. I went over to the stall to check the status of my order only to find out it hadn't been prepared as the stallholder had overlooked it.
This experience was incredibly disappointing and inconvenient. I understand that occasional delays happen, but unprepared orders are unacceptable. I could have made alternate arrangements instead of wasting my time waiting.

Bought 3 curry puffs for $2.50 at 11:30 am. I think they sell all the epok epok and goreng pisang items in the morning. The edges were very crispy and the puff skin is the thin type, which I prefer. The fillings packed a little spicy kick. Nice!

The best satay at Adam Corner. Ordered 20 sticks of mutton satay. The meat was thick, chunky, and juicy. The sauce was thick and sedap (delicious).
The ordering and collection process was organised. They have an electronic tag that alerts you to collect when ready. Payment via Paynow was also efficient and seamless.
Superbly delicious!

The satay here is superb. Both the beef and mutton satay are very tender, juicy, and well-marinated. Give it a try if you drop by. Highly recommended.

I tried for the first time last Saturday noon.
My verdict: Best mutton satay in Singapore.

I tried it for the first time last Saturday noon. My verdict: Best mutton satay in Singapore. Slightly burnt, soft inside, with layers of fat... just what I like!
